The interactive 3D walk-through of a real New York apartment, created at the “bare walls” stage before renovation began. The client was able to freely move through the future space: enter from the street, walk through the rooms, explore the bedroom, living area, terrace, and experience the city view from the balcony.
Inside the tour, it was possible to switch interior styles, adjust lighting, and truly “live through” the apartment before any physical work started. This gave a clear understanding of the future design, atmosphere, and spatial feeling prior to purchasing materials and starting construction.
What benefit did the client receive?
1) Understanding the space vs. a pretty picture.
⚠️ Josh initially received static renders from the designer, showing one successful angle.
✅ An interactive 3D tour allowed the client to walk around the apartment and see the true proportions, depth of the rooms, distances, and ease of movement.
2) Presence vs. Observation.
⚠️ In a render, you simply look at the interior.
✅ In a 3D tour, you are inside it—you approach the window, step out onto the balcony, turn your head, and get a sense of scale.
3) Layout Verification vs. Visual Concept.
⚠️ A render shows an ideal scene, but it doesn’t always provide an understanding of how comfortable the space is to live in.
✅ An interactive model helped the client demonstrate how comfortable it is to move around, where the bottlenecks are, and how the rooms feel at real scale.
4) Ability to change solutions vs. a fixed result.
⚠️ A static render is a single, approved version, which takes many hours to render.
✅ In 3D, you can open doors in real time, switch styles, materials, and lighting scenarios, and compare which works best for a particular apartment.
5) Fewer mistakes before renovation starts vs. the risk of «missing the mark».
⚠️ It’s difficult to judge from a picture whether an interior will work in real life.
✅ Walking through a 3D space helps you spot any issues early on and make changes before construction begins.
6) Understanding Light and Atmosphere vs. Staged Lighting.
⚠️ A render typically shows ideal lighting in a single scenario, which is often unrealistic.
✅ An interactive scene allows you to evaluate the atmosphere under different lighting conditions—day, evening, artificial light—and also see the lighting under the actual sun’s position in your location.
7) Greater client engagement vs. passive viewing.
⚠️ Static images simply showcase a beautiful design.
✅ Interaction engages the client in the process—they explore the space themselves and make more confident decisions faster.
8) Long-Term Value vs. One-Time Presentation.
✅ The 3D tour can be used further: for demonstration to investors, tenants, or buyers even before the renovation is completed.
